Mail-In Vote!!!
– Mail-in votes for the delayed Greensboro annual vote are due in to Gassen Client Services by November 16. All owners were sent a package that included candidate bios, ballots, and an envelope. The ballots will be counted by Gassen during the next Board meeting on Tuesday, November 24. All candidates are must attend in person so that the elected members can vote for officers. The elected Board Members will assume their responsibilities in December 2020.

COVID-19
Mandatory mask wearing in all four Condo buildings’ common areas and laundry rooms and when meeting with Gassen staff inside the Club House.
– Gassen on site staff is following CDC recommendations for cleaning, dealing with vendors and meeting with residents.
– The Club House/Party Room is still closed, due to coronavirus concerns.

Have You…
– Signed up for Gassen Connect (https://gassenconnect.nabrnetwork.com)? This app is Gassen’s preferred communication method and should be used to create quick work orders for downed branches, dead critters, needed light bulbs, etc.
– Checked to see if your outside lights are on? The LED lights provided by Greensboro for the townhomes and garage exteriors are extremely cheap to operate and should be left on 24/7/365.
– Changed the batteries in your smoke & carbon monoxide detectors?
– Removed furniture from 2 and 3 bedroom front door stoops so they can be shoveled?

Tips for Snowbirds!
If you leave your home vacant during the winter months, from CIC Midwest Fall/Winter 2019/2029 Savings Guide:
1. Leave emergency contact information with Gassen Management with your expected return date.
2. Have someone inspect your home at least weekly, especially if there is a prolonged cold spell or freezing temperatures.
3. Adjust thermostat: do not turn the heat completely off. Set the thermostat to no lower than 55 degrees to protect again freezing conditions.
4. Adjust draperies and blinds so interior view is minimal.
5. Leave cupboard doors open under the kitchen and bathroom sinks to keep pipes warm.
6. Lighting. Install clock controls on living room/bedroom lamps so they turn on and off each evening automatically for security.
7. If the pipes freeze, use a hair dryer or wait until the weather moderates. When thawed, listen for running water when faucets are turned off. If you hear it, there may be a broken water line. If so, report to management immediately.
8. Refrigerator thermostat to be set at a minimum setting and remove all perishables.
9. Patio/Decks: please store all plants and pots.

Accomplishments:
– The intersection of Maryland, Louisiana and our driveway is now a 4-way stop. The stop sign in our driveway is now larger and taller with an orange flag topping it. Watch out for drivers who are not aware of the change.
– A Little Free Library® for the use of Greensboro Residents has been purchased by the Social Committee and placed next to the sidewalk on Franklin in front of 7417. Please leave and take books!
– A permanent railing at the main entrance of 7412 has been installed by O’Brien.
– Nature’s Garden finished landscaping by the south side of 7414 and planted 3 new trees on the property.
– Jayhawk Mechanical serviced the condo boilers and water heaters in time for winter.
– Paul Bunyan Plumbing power jetted the manhole between the 7300-7400 buildings, both inlet and outlet, and cleaned large chunks of grease and soap out of the lines as well as other debris. The lines flow well now.
– The pump of the water cistern has been removed for the season and the lines winterized.
– The dryer vents were all cleaned by KMS.
– Steve Morkrid power washed the clubhouse deck and stained it.
– General brick repair is complete for the year.

In the works:
– The condo carpets will be cleaned on November 9 (date has changed due to Zerorez scheduling), condo ownerve scheduled cleaning with them that will still take place on November 6).
– Amazon will install “Key for Business” in the condos, a free system that produces a safe, secure way of delivering packages. They are scheduled to do this on Thursday, November 5.
– Blue Ox is scheduled to change 2 and 3 bedroom furnace filters on November 10.
– Steve Morkrid will be repairing and repainting condo walls in each building.
– 3 Bedroom townhouse garage lintel projects at 2014, 7411, 7423 and 7447 are finishing as fast as possible. Staining of new deck boards will wait until spring.

Volunteer Projects:
– Architectural Committee, headed by Tim Hilger, is working on many projects including interior homeowner projects that may impact common area components. It is best to reach out to Sonja or Tim before you start a home improvement project.

Parking:
– Please respect the green and yellow parking permit areas. If you have a yellow permit don’t park in the green permit area and vice versa. A warning will be given once, then the car will be towed!
– Don’t back into your parking spot – it is NOW part of the Rules and Regulations.
– Commercial, nonregistered and guest cars need to park on the street or in the baseball parking lot between 4pm and 8am.
– Non-registered cars parked in the same spot for more than 72 hours will be towed without warning. The 72 hour limitation does not apply to cars with yellow and green parking permit displayed on their cars. Exception is when we have to clear the parking lots for repair and maintenance.

Useful information/It’s the rule:
– Starting an indoor or outdoor remodeling project including door area cameras? You must fill out the Architectural Authorization Request form available on the website. Send to Gassen and avoid problems!
– Please do not store anything in the condo hallways!
Please make sure that you or your vendor hauls away remodeling material from projects. It does not belong in the Greensboro garbage bins. Homeowners will be fined.
– There is a separate fee for hauling away household appliances and furniture. They do NOT belong in the trash or in the garbage, this includes mattresses! Contact Gassen to arrange special pick up, the price is reasonable.
– No tethering of animals.

Please help by:
– Calling the police immediately if you see or hear suspicious activity at Greensboro. Cars’ catalytic converters have been cut from cars in the greater St. Louis Park area including Greensboro.
– Placing mouse traps in your garages.
– Recycling as much as possible. We still find a lot of cardboard boxes and bottles in the trash bins. We appreciate when you break down the cardboards so all of us have space to dispose of our trash. Please note that items should be dumped in the recycle bins unbagged. Plastic bags (and crib liners) gum up the recycle machines and should be trashed.
– Picking up trash, sticks, your cigarette butts and wrappers, your dog’s poop, etc. and put them into the trash bins located throughout Greensboro.
– Reporting any problems (grounds, no heat, lightbulbs including your porch lights, security, etc.), by creating a work order on your Gassen Connect account (preferred) or contacting Sonja Spohnholtz (Greensboro@gassen.com or 952-544-0477) and she will forward it on to the right person.
