COVID-19
– Postponed: The Greensboro Annual Meeting scheduled for Tuesday, April 28 could not take place due to COVID-19. At this point we don’t know when large group gatherings will be allowed again. In the meantime, current Board members are willing to stay on for the time being to carry out the Board functions. Thank you! If you are interested to run for the Board, let Shayne Damian know.
– The Club House is closed until further notice.
– The pool will not be opened on May 15. A potential opening date is unknown at this time.
– Gassen on site staff is following CDC recommendations as well as internal guidelines for cleaning and dealing with vendors. Brandon Wilt has been working onsite (Thank you!) and Ric Halquist from home fielding all calls, soliciting bids, and handling administrative work.
|- National Night Out has been moved from August to October
– Common BBQ grills have been stored inside pool fence to prevent use
– Tennis court nets will not be put up to prevent group gatherings. This follows the City guidelines.
– Good information is available through the City of St. Louis Park at https://www.stlouispark.org/our-city/coronavirus. Sign up for news updates from the city and other government agencies. |
– Please respect and follow the “social distancing” guidelines with your non-family members especially on-site staff. This is for your safety and the staffs.
– Please stay very clear of all constructive site workers, equipment, construction vehicles, and the entire work area. The contractors have been told not to get engaged in conversations with residents to protect physical safety of everyone.
– The 3 buildings being reroofed will have all dish, standard antennas, and roof top crossing antenna/Internet wires disconnected to accommodate the new roof, added insulation, and rock installation. If you have a disruption of your TV reception or Internet immediately contact Shayne. @ 952-235-4921.

Accomplishments:
– Reliable did spring clean-up and repaired snowplow damage to lawn areas.
– Greensboro is nominated for the City of St. Louis Park’s Evergreen Award in recognition of all that we have done with respect to sustainability and landscape improvements. We will be notified in mid-August if we win the award.
– A sewer back-up at 7414 was fixed by Paul Bunyan snaking the line.
– Greensboro onsite staff have removed the salt containers from home doorsteps.

In the works:
– The Greensboro re-roofing of the 2 Bedroom townhouses 7301-7337, the 3 bedroom townhouses 7303-7331 and condo building 7318 starts May 4. Watch out for updates posted via Gassen Connect and follow parking restrictions. Noise will not be avoidable with this project. We ask for your understanding. Vendor kindly asks us not to approach their workers. Please contact Shayne Damian with any questions. She will gather them and respond via Gassen Connect to all of us once a week.
– Brick repair work will start in May.
– The patio project for the 2 Bedroom units has been put on hold and homeowners notified.
– Our engineers have identified four 3-Bedroom townhouses for garage lintel repairs. Those homeowners will be notified soon with the details.
– 22 white flags along West Franklin and 3 near the dog run indicate trees that Greensboro will obtain for free from the City of St. Louis Park. Each flag has the type of tree indicated – check them out. Big thanks to Dorothy from Nature’s Garden for contacting the City and asking for trees! The Landscaping Committee has 3 more discounted trees on order from the same program that are delayed until fall.
– Board approved regrading projects by 3 bedroom 7205-7233 and Condo building 7414 / 3 bedroom 7407-7451 to protect the ground floor Condo units/3 bedroom crawl spaces, fix drainage and ice buildup. Work is expected to begin around mid May.
– Nature’s Garden will do spring shrub pruning and remove tree by 7235.
– Fix drainage by tennis court and Club house and resurface the cracked courts.
– Staff is preparing pool for inspection. At this point we don’t know if, when or how swimming pool will open this year.
– Club House bathroom remodel is coming along well. Steve Morkrude is our vendor. He has been doing various repair jobs around Greensboro over the years both for the Association as well as individual homeowners.
|- Tennis court resurfacing was approved. Await vendor schedule.

Volunteer Projects:
– Are you savvy with maps and can spearhead how first responders, delivery companies, Uber and Lyft drivers can find our units easily when using apps? If so, please let Shayne Damian at sdamian@gassen.com know.
– Thank you, Tom Marot, for snow shoveling the bus stops around Greensboro!

Parking:
6 yellow zone parking spaces by 2054 and 3 in the horseshoe shaped area between garage bank A and B are being converted to green zone parking spaces now that all 84 green parking permits have been claimed by the Condo units that do not have a garage.
– Condo residents without a garage have a green parking permit, 2 Bedroom townhouses and Condo residents have a yellow parking permit for a 2nd registered car. Have you picked up your permit? Contact staff to get one and make sure you have your current cars/tabs registered with Greensboro.
– Green and yellow parking areas are for the hours of 4pm to 8 am. If you are parking in the wrong area, you are taking someone else’s parking space! – 3 Bedroom cars should be parked inside their double garages or in front.
– There are a few ‘open’ areas by the Club House.
– All others, including nonregistered and guest cars, should be parked on the street or in the baseball parking lot.
– Non-registered cars parked in the same spot for more than 72 hours will be towed without warning.

Useful information/It’s the rule:
– Starting an indoor or outdoor remodeling project, mounting a door camera? You must fill out the Architectural Authorization Request form available on the website. Send to Shayne at sdamian@gassen.com and avoid problems!
– Gardening projects: Contact Shayne before you start any garden project. The green area outside your units are all Common area. As we regrade throughout Greensboro the Association reviews existing gardens and patios. 3 bedroom townhouse owners can opt to have a patio built by Greensboro’s approved vendor and at homeowner’s cost. It will not become a Limited Common element, but the agreement will give single unit usage rights.
– Keep lawn clear of furniture and grills for lawn mowing crews. They will not move furniture and will not mow underneath and around your furniture and grill.
– No tethering of animals is allowed outside anywhere. If a mower, building elements or people get damaged/hurt by a tethering line, the homeowner will be charged back for the damage caused.
– Respect the stop signs by the Maryland entrance and bottom of ramp, and keep in mind that traffic coming from Maryland Avenue North does not have a stop sign. The maximum speed limit anywhere in Greensboro is 10 MPH.
– Condo Board members voted to keep the 30 lbs weight limit for dogs residing in the Condo buildings.

Please help:
– Report any illegal trash dumping. Outside people are using our trash bins. Try to take a picture of the car license without risking your safety and give to Shayne.
– Report any problems (grounds, lightbulbs including your porch lights, security, etc.), to Shayne (952)-253-4921 SDamian@Gassen.com) and she will forward it on to the right person.
– Dog park users: Put balls and toys back into the bucket that Maureen Marot graciously provided to avoid being mowed over by the lawn care company. Please use West side entry unless you know how to properly close the East side gate. Social distancing applies to the dog park as well. Maximum 5 people allowed inside with social distancing. We would hate to have to close the dog park.
